30 Morningside is a 265,000 square foot, nine-story luxury rental building with over 200 feet of park frontage on Morningside Drive, overlooking Manhattan’s renowned Morningside Park. The Property is adjacent to Columbia University and Mount Sinai Morningside hospital, and contains 205 residential units, consisting of studios (32), one-bedrooms (62), two-bedrooms (81), three-bedrooms (27) and four-bedrooms (2), and one community facility unit.
After acquiring the Property for $113 million in 2016 from St. Luke's Hospital, Delshah commenced a comprehensive and thoughtful historic tax credit renovation and multifamily conversion of the Property’s four landmarked pavilions (Scrymser, Minturn, Plant and Travers), which were originally designed by world-renowned architect Ernest Flagg in the late 1800’s.
Multifamily
Flagg designed the Property with magnificent Beaux-Art features, including an opulent, limestone façade, gothic flourishes and iron ornamentals, which exemplify the Gilded Age and blend in beautifully with the Property's lush gardens and the natural forestation canopy encapsulating Morningside Drive. The Property’s spacious pre-war interiors, 11+ foot ceiling heights, large windows, multiple corner exposures, and ample terrace space provide residents with all-day natural light and panoramic vistas of Morningside Park and Central Park.
The Property’s amenity offerings include a rooftop terrace, interior landscaped courtyard, billiards room, 3,000 square foot fitness center, motion studio, pet spa, residents lounge, private dining and conference center with kitchen, library, and a fully attended lobby with attentive concierge staff. Delshah’s successful repositioning and stabilization of 30 Morningside integrates modern style and convenience with timeless luxury and architectural preservation, providing tenants with a nestled rural feel apart and away from the hustle and bustle and noisy corridors of comparable neighborhood rental options.
In partnership with prominent architectural firm CetraRuddy, master builders Titanium Construction and leasing expert Nancy Packes, Delshah’s reintroduction of 30 Morningside consisted of over $150 million of capital investment to meticulously restore, redesign and integrate the Property’s historically disparate spaces and grounds into a highly sought after full-service lifestyle oriented amenitized rental building.
